MCRES Brokers 10,490 Square Foot Lease with Clearway Pain Solutions to Elevate Occupancy of 2405 York Road to 100 Percent
Pain management medical practice leases space on first and second floors of building
Clearway Pain Solutions has signed a lease with Padonia Place, LP for 10,490 square feet of space at 2405 York Road to elevate occupancy of the three-story medical office building in Timonium, Maryland to 100 percent. The pain management medical practice leased 6,400 square feet of space on the ground floor of the 24,800 square foot building, and an additional 4,100 square feet of space on the second floor. Henson Ford, Vice President and Dylan Bozel, Real Estate Advisor for MacKenzie Commercial Real Estate Services represented the landlord and Ben Brooks of Lee & Associates | Maryland represented the tenant in this lease transaction.
Active in seven states, Clearway Pain Solutions focuses on achieving successful outcomes for patients experiencing a wide array of pain throughout their body including chronic pain, arthritis, and problems surrounding joints and tissue. This medical group, which maintains more than 100 locations around the country, plans to incorporate a surgery center on the ground floor of the building. A Q1 2025 opening is anticipated.
Delivered in 1986 and known as Padonia Place, 2405 York Road is situated between Timonium and Padonia Roads and features roadside visibility from York Road and a free surface parking lot suitable for 80 vehicles. The Timonium Mass Transit Administration station is less than 1.5 miles, or an eleven-minute walk, from the site.
“This high-visibility location provides our medical practice with unparalleled access to the patients throughout the York Road corridor, stretching from Hunt Valley to Towson,” stated Clearway Pain Solutions’ President Dr. Ira Kornbluth. “The building’s strategic location near Interstate 695 also makes the site accessible to our medical staff and patients throughout the greater Baltimore County region.”
“Medical office buildings are in high demand, particularly in the suburbs,” explained MacKenzie’s Henson Ford. “Over the past several of years, we have seen major medical centers, hospitals and physician groups open secondary facilities in high-visibility retail centers to leverage locations near major population centers and take advantage of highway proximity and free parking. This is a continuation of this trend. Patients are increasingly looking for convenience and options when visiting medical and healthcare facilities and are naturally attracted to locations near where they live and work. Bringing Padonia Place to fully occupancy will generate tremendous long-term value to the ownership group.”
