Kindercare Learning Centers Selects The Shops at Fairway Village for Second Location in Greater Waldorf, Maryland Area
MacKenzie Retail brokers 11,880 square foot lease at 120,000 square foot mixed-use community, anchored by Weis Markets and featuring nearly 200 residential housing units, which is expected to be delivered in fall 2025.
KinderCare® Learning Centers has selected The Shops at Fairway Village as site of its second location in the greater Waldorf, Maryland area and fifth in Charles County. The child care and early childhood education facility signed a lease with MCB Real Estate and Generation Properties for 11,880 square feet of space, with intentions to open upon delivery of the 120,000 square foot mixed-use development in fall 2025. Tom Fidler, Vice President, and Principal at MacKenzie Retail represented the tenant and Roger Carlson of Carlson Realty and Alli Oliver of AO Retail represented the landlord in this transaction.

A joint venture partnership between MCB Real Estate and Generation Properties recently began construction on The Shops at Fairway Village, which is anchored by Weis Markets and includes 186 residential units. Additional leases totaling just over 90,000 square feet of space have been signed with site-down restaurant eggspectation, McDonald’s, Heartland Dental and Saleya Nail & Spa totaling just over 90,000 square feet of space. This activity represents approximately 76 percent of the total square footage of the project.
The Shops at Fairway Village is positioned at the signalized intersection of St. Charles Parkway and Billingsley Road, with two free-standings buildings fronting Billingsley Road. The site, located less than 30 miles from Washington, D.C., serves a quickly growing and captive trade area of over 50,000 residents, including nearly 20,000 households with an average household income approaching $132,000. Nearly 40,000 cars pass the site daily.
