MacKenzie Brokers Sale of 10900 Pump House Road in Howard County
19,000 square foot flex/industrial building acquired by Solara Flooring Group
Solara Flooring Group, a woman-owned and Maryland-based company which provides commercial flooring products and installations, has acquired 10900 Pump House Road, a 19,000 square foot industrial/flex building located in the Annapolis Junction area of Howard County, Maryland for $3.6 million. Matthew Curran, SIOR, Vice President of MacKenzie Commercial Real Estate Services as well as Daniel Hudak, SIOR and Andrew Meeder, SIOR, both Principals and Senior Vice Presidents of MacKenzie Commercial Real Estate Services, LLC, represented the seller, Creative Developments, LLC in this sales transaction.
Fronting Guilford Road and sited on a 1.5-acre parcel, 10900 Pump House Road is equipped with 20-foot clear ceiling heights, four dock high loading doors, one ramped drive-in and a free, surface parking lot. The asset is less than 10 miles from Baltimore-Washington International Airport, 20 miles from Baltimore and 24 miles from Washington, D.C. The location is convenient to a number of major highways including MD Routes 32 and 295 and Interstate 95. It is also surrounded by numerous business communities such as The National Business Park, Corridor Industrial Park, Junction Business Park and Baltimore/Washington Industrial Park.
Solara Flooring Group, which also operates an office in Pennsylvania, specializes in the installation of carpeting, tile, wood and resilient flooring in commercial applications. The company intends to use this building to house inventory and equipment, function as a staging area for installation projects and provide office space for its administrative, sales and service teams.
“We are pleased to have assisted our client in the sale of 10900 Pump House Road, which was the long time home of the seller’s business, Millenium Marketing Solutions,” explained Matthew Curran of MacKenzie Commercial Real Estate Services. “Limited opportunity to purchase industrial buildings in the corridor along with increased rents led to significant interest from users in the area. The property will serve as the new headquarters for the buyer as they relocate from their leased space less than one mile away.”
