MacKenzie Commercial Real Estate Services brokers 11,000 square foot lease at 10440 Little Patuxent Parkway, a 12-story, 142,000 square foot building in Columbia Town Center section of Howard County
The recent decision by Evergreen Advisors, LLC to select 30 Corporate Row in Columbia Town Center as its new headquarters, was driven by numerous real estate opportunities presented to the middle market investment bank and corporate advisory firm founded in 2001. The group recently signed a long-term lease with The Howard Hughes Corporation for 11,000 square feet of space within 10400 Little Patuxent Parkway, a 12-story, 142,000 square foot commercial office building located in Howard County. After originally veering toward Baltimore City, Evergreen Advisors will be moving will be moving to downtown Columbia in mid-year 2022. “A compelling opportunity presented itself with 30 Columbia Corporate Center based on the availability of the penthouse location and the ribbon-glass that allows abundant natural light to flow into the interior spaces. We believe the penthouse level offers the best views of any building in the market. Evergreen leased the entire floor, which affords the entire team access to abundant natural light with expansive windows. In addition, we were aware of the landlord’s plans to improve the streetscape, add new public spaces and improve the walkability of the nearby office buildings. Those were all important elements of the decision,” Bradley concluded.
