250 Acre Waterfront Parcel Sold and will be Preserved
MacKenzie Commercial Real Estate Services, LLC is pleased to announce the sale of 250 pristine waterfront acres at the mouth of the Sassafras River in Cecil County, Maryland. The owner, Missionary Servants of The Most Holy Trinity, sold the land site to The Eastern Shore Land Conservancy, a group that is committed to preserving and sustaining the Eastern Shore and the lands and waterways that connect them. MacKenzie’s David McClatchy and Ginny Vernick represented both the seller and purchaser in the transaction.
The 250-acre waterfront parcel, located at 2615 Grove Neck Road, Earleville, Maryland, included 2,800 feet of frontage along the Chesapeake Bay. The property allowed for the multiple uses including the subdivision of up to 14 residential lots, or uses such as a corporate retreat facility, hunting and gaming lodge, or an estate home. However, the best and highest use was preservation. MacKenzie presented the idea to The Eastern Shore Land Conservancy who applied for and received a $2.28 million grant via the State of Maryland’s Department of Natural Resources. The grant will preserve the property under the State’s Program Open Space. MacKenzie worked with the client to facilitate the grant process.
“It is very rare to find such a large, available waterfront lot and not have it be developed,” stated McClatchy. “To achieve preservation utilizing State funding, especially during challenging budget times, presented a unique solution. We are happy to have been part of preserving this exceedingly beautiful waterfront habitat.”
