Mackenzie Commercial Real Estate Services Named Exclusive Sales Broker for Eight Contiguous Land Parcels in Zion Crossroads Submarket of Central Virginia

MacKenzie Commercial Real Estate Services has been named the exclusive sales broker of record for a nearly 39-acre site located just east of Charlottesville, Virginia in Louisa County. Owned by Zion Crossroads 8 LLC, seven of the parcels ranging from less than two to more than 12 acres of land have been zoned to support warehouse/industrial development. MacKenzie’s Sam Orr, Executive Vice President, and Brian Thomas, Real Estate Advisor are handling the assignment on behalf of the brokerage firm.

The acreage is situated less than one mile from Interstate 64, the major east-west highway serving the greater Charlottesville and Richmond metropolitan areas, and adjacent to a Walmart distribution center along emerging Rt 15. corridor with ongoing apartment, residential and commercial development. Four of the parcels feature frontage on Virginia Route 15. A fifth is currently zoned AG and the ownership group is pursuing a change in zoning to accommodate an industrial use. The parcels are being marketed for individual sale, with the option for buyers to acquire multiple land sites or the entire assemblage.

This site offers a tremendous opportunity for a developer to take advantage of market conditions and deliver a product type that is sorely needed locally.

Approximately 2.2 million square feet of industrial space currently exists in Louisa County, according to research generated from CoStar Group, with a current 1.3 percent vacancy rate. The greater Charlottesville market, encompassing Albemarle, Charlottesville, Fluvanna, Greene, Louisa, and Nelson counties feature 6.3 million square feet of industrial space and also has a 1.3 percent vacancy rate.
