The Johns Hopkins Wilmer Eye Institute Relocating Harford County Location with 15,000 SF Lease at Water’s Edge Corporate Campus

Joe Bradley and Tom Mottley of MacKenzie Commercial Real Estate Services represent landlord Time Equities

The John Hopkins Wilmer Eye Institute has signed a lease with Time Equities for 15,000 square feet of space at the Water’s Edge Corporate Campus with plans to relocate its existing location in the Bel Air section of Harford County to 4692 Millennium Drive in Belcamp by summer 2025. Joe Bradley, SIOR and Tom Mottley, both Senior Vice Presidents and Principals of MacKenzie Commercial Real Estate Services represented the landlord and Cushman & Wakefield represented the tenant in this transaction.

Established in 1925, The Johns Hopkins Wilmer Eye Institute provides diagnostic, medical and surgical management of complex eye disease issues, as well as solutions designed to transform medical outcomes in the field of ophthalmology. Commonly treated conditions include cataracts, dry eye, eye tumors, low vision and visual rehabilitation, refractive errors, and thyroid eye disease. The practice group treats more than 270,000 patients and performs more than 15,000 surgeries annually.

In addition to its 13 core research centers, the institute currently operates nine locations in Baltimore City, as well as Anne Arundel, Baltimore, Frederick, Harford, Howard, and Montgomery counties with its first Virginia location expected to open in Arlington in early 2026.

The Johns Hopkins Wilmer Eye Institute will occupy the second floor of the nearly 80,000 square foot commercial office building, part of the three-building, approximately 300,000 square foot portfolio in Belcamp. Overlooking the Bush River, Water’s Edge Corporate Campus is adjacent to Pulaski Highway and is within close proximity to Interstate 95, offering connections to Wilmington and Philadelphia.

“Water’s Edge Corporate Campus offers an extremely high-profile and professional setting for the Wilmer Eye Institute, which is in keeping with the practice group’s best-in-class brand,” stated MacKenzie’s Mottley. ‘The Institute joins other medical and healthcare providers who have chosen this business community due to the unparalleled access to Harford County residents, and the Interstate 95 corridor which makes the location convenient for patients residing in southern Delaware and Pennsylvania. The generous and free parking is another allure,” he added.

MacKenzie Commercial Real Estate Services is the exclusive leasing broker for Water’s Edge Corporate Campus. Mottley adds that the business community “retains a distinct advantage over peer group properties in the greater Belair area based on the direct access available from Interstate 95, for travelers arriving from positions south of the region.”
