RW Dake Construction acquires asset and intends to occupy the majority of the building.

RW Dake Construction, a New York-based company active in fifteen states, has acquired 10331 S. Dolfield Road in the Owings Mills section of Baltimore County and intends to move its Maryland regional office from the Columbia area later this year. The full-service general contracting company acquired the 51,448 square foot warehouse from United Sortation Solutions, LLC for $7.75 million with Matthew Curran, SIOR, Andrew Meeder, and Daniel Hudak, all Senior Vice Presidents and Principals for MacKenzie Commercial Real Estate Services, LLC representing the buyer.

Situated on a nearly three-acre lot near Interstate 795, the building was constructed in 1973 and subsequently expanded to include a 26-foot clear height and conditioned warehouse in 2016. The asset is equipped with two exterior dock doors and one drive-in door and features a free, surface parking lot. 10331 S. Dolfield Road is located approximately 20 miles from Baltimore, the Port of Baltimore and BWI Airport.

The asset was completely vacant at the time of the sale, and RW Dake Construction intends to occupy approximately two-thirds of the building for its Maryland operations. In addition, the company has hired MacKenzie Commercial Real Estate Services as the exclusive leasing company to fill the remaining vacancy representing approximately 15,000-20,000 square feet of space.

Founded in 1960 by Robert W. Dake, the company was acquired by Greg Vangellow in 2002 and now has more than 300 employees working in nine offices including Albany, Buffalo, Corning, Binghamton, and East Rochester, New York; Springfield, New Jersey; Wallingford, Connecticut; and Amesbury, Massachusetts. The company provides construction, maintenance and repair services to numerous industries including banking, retail, education, healthcare, industrial and manufacturing.
