MacKenzie Commercial Real Estate Services brokers lease for 6,725 square feet of space
The Princeton University School of Public and International Affairs (SPIA) has signed a lease with The Meridian Group for 6,725 square feet of space within 1333 New Hampshire Avenue, NW in the Dupont Circle section of downtown Washington, D.C. Scott Wimbrow, President and Principal; Adam Nachlas, Senior Vice President and Allison Perry, Real Estate Advisor of MacKenzie Commercial Real Estate Services represented the tenant and Thomas Myers, Senior Vice President and Even Behr, Executive Managing Director of JLL represented the landlord in this transaction. The group will occupy the spec suite portion of the building, a concept that provides a fully-finished tenant improvement package and allows for immediate occupancy.
SPIA intends to utilize the space to host meetings, events and speaker engagements specifically targeted to the interests of its current students and alumni and their families, as well as faculty members and related audiences.
1333 New Hampshire Avenue is a 12-story building containing 360,000 square feet of commercial office space and is situated at the highest site elevation of any workspace in the Central Business District of Washington, D.C. The asset is situated adjacent to New Hampshire Avenue and 19th Street as well as the Dupont Circle Metro Station and features “The Rooftop,” an amenity situated on the top floor that offers a lounge, café, conference center and outdoor terrace for exclusive use by building tenants and guests. The space provides unobstructed views of local area landmarks including the U.S. Capitol Dome, Washington Monument, National Cathedral and skylines of Northern Virginia.
“SPIA was intent on finding best-in-class space, located in a prominent section of downtown Washington, D.C and 1333 New Hampshire Avenue satisfied every real estate and timing requirement,” explained Allison Perry of MacKenzie. “The recent infusion of the high-end amenities, especially the rooftop terrace, captured the imagination of the decisionmakers and will provide one-of-a-kind event space for the university’s many constituents.”
“SPIA chose the spec suite option for this use because of the significantly accelerated move-in schedule provided by this concept, as it virtually eliminates the time needed for design and tenant build-out with its turnkey approach,” added Adam Nachlas.
